Stroll through charming streets, enjoy a pastis on a sun-drenched terrace, and let yourself be seduced by the colors and scents of the authentic local markets. All of this is just 1,000 kilometers from Belgium, or—if you prefer to travel quickly and comfortably—a short flight to Marseille, where you can easily rent a car upon arrival.

Provence is so close, yet a world filled with new impressions, flavors, and aromas.

You can reserve via the form on our website (email) or by writing to our contact address. Please include your ID details, address, booking period, total amount, and the deposit to be paid. Once the reservation is made, it is binding, and you agree to our general terms and conditions. We, as the owner, will send you a confirmation letter in duplicate, one copy of which you must sign and return along with a signed copy of our general terms and conditions.

Payment

The reservation only becomes a definitive booking once the 40% deposit of the total rental amount and cleaning fees have been transferred to the owner’s bank account.

Bank account: BE79 6787 4218 7033 In the name of Hans Van Gaeveren, Dumortierlaan 5/32, 8300 Knokke.

The remaining balance (60%) of the rental amount, cleaning fees, and security deposit must be transferred no later than 6 weeks before the start of your stay. For "late" bookings (within 6 weeks of the start of the stay), the total amount (100% rental sum + deposit) must be paid in full within 8 days of reservation and in any case before the start of the rental period.

Security Deposit

The deposit primarily covers any costs due to direct or indirect damage to the property or its contents. It may also be used to settle electricity consumption and any claims by the owner due to non-compliance with the rental conditions. If the deposit proves insufficient to cover damage or excessive consumption, the owner may still claim additional compensation from the tenant. The return of the deposit does not automatically imply that the owner acknowledges no damage has occurred. The deposit cannot be considered part of the rental payment or advance. The final cleaning service and linen rental will be deducted from this deposit.

Cancellation by the Tenant

As mentioned, the reservation is binding, and the tenant automatically agrees to the general rental conditions.

  • Cancellation within 10 days of reservation: The tenant owes an administrative fee of €80. Non-payment of the deposit within 10 days is considered a cancellation.
  • Cancellation more than 10 days after reservation but 6 weeks before the rental period: The deposit remains with the owner, who is free to re-rent the property for the period in question.
  • Non-payment of the 60% balance and deposit 6 weeks before the start of the rental period is considered a cancellation by the tenant.
  • Cancellation less than 6 weeks before the start of the rental period: The full rental amount (deposit and balance) remains with the owner.

Cancellation by the Owner

  • If the owner is forced to cancel the reservation more than 6 weeks before the start of the rental period due to unforeseen circumstances, the paid deposit will be refunded, but no further compensation will be provided.
  • If cancellation occurs within 6 weeks of the rental period, the paid rent and deposit will be refunded plus 20% compensation on top of the rental price.

Cleaning of the Property + Grounds

The property must always be left tidy and swept clean by the tenant. No dirty dishes should remain, and the washing machine, refrigerator, and trash bins must be empty and clean upon departure. Household waste, glass, and paper must be disposed of. The barbecue must be thoroughly cleaned after use, and the charcoal bucket emptied.

An additional professional cleaning is scheduled after your departure to prepare the property for the next tenant.

  • Access to the pool must be denied to children without a swimming certificate unless accompanied by an adult with a swimming certificate.
  • The owner cannot be held liable in case of accidents.
  • The pool is maintained by a professional who will visit according to their own schedule; access must be granted.
