Perched on a dreamy hillside along the road from Apt to Lourmarin—sheltered from the Mistral wind—this spacious, newly built villa offers the utmost in comfort and awaits to welcome you for a relaxing getaway.

The property features six air-conditioned bedrooms, each with its own en-suite bathroom. Two rooms also include a mezzanine, expanding the total capacity to accommodate 12 to 16 adult guests. Inside, you’ll find a bright living area, a cozy lounge, and a fully equipped open-plan kitchen.

Every luxury is at your fingertips: a heated infinity pool, inviting terraces with sun loungers, a pétanque court, a charming aperitif corner, a fully equipped outdoor kitchen, a lockable garage for bikes and cars, ample parking, Wi-Fi, and TV-Vlaanderen. The property consists of 1 main house with 2 bedrooms, 2 bathrooms, and 4 separate guest suites, each with their own bedroom, bathroom, and direct access to the pool.

During peak season (July–August), only the entire property is rented as a whole. Outside of peak season, you can also rent the property "partially," meaning:

  • The main house alone (4 people)
  • The main house + 1 extra suite (6 people)
  • The main house + 2 extra suites (8 people)
  • The main house + 3 extra suites (10 people)
  • Or the entire property (12 people + 2 mezzanines = 16 people)

Regardless of the option chosen, the property remains exclusively yours—no other guests will be present. Unused suites will remain closed.

Note: Even with a "partial" rental, you are always the sole occupant, ensuring complete exclusivity. No co-tenants. All rooms are equipped with air conditioning.

Security Deposit:

  • €1,500 for a 1-week stay
  • €2,000 for a 2-week stay

Final Cleaning Fee:

  • €350 for the main house (including 2 bedrooms), terraces, and pool, plus a welcome package.
  • €50 per additional guest suite (maximum 4 suites).

Linen and Towel Rental:

  • €25 per person per week (includes bed linen and bathroom towels; kitchen towels included, but pool towels are not provided).
  • Linen is refreshed once per week.

Additional Costs:

  • Electricity consumption is billed separately at €0.38 per kWh, based on meter readings.
  • Tourist tax: €2.95 per person per night, including use of the electric car charging station.

Pool:

  • The pool is guaranteed to be ready for use during mid- and high season.
  • Heated via heat pump from June through September (Easter availability depends on weather conditions).
Reservation & Payment Terms

Reservation & Payment Terms

Reservation: You can reserve via the form on our website (email) or by writing to our contact address. Please include your , address, booking period, total amount, and the deposit to be paid. Once the reservation is made, it is binding, and you agree to our general terms and conditions. We, as the owner, will send you a confirmation in duplicate. You must sign and return one copy, along with a signed copy of our general terms and conditions.

Payment:

  • The reservation becomes a definitive booking only after the and have been transferred to the owner’s bank account.

  • The remaining 60% of the rental sum, cleaning fees, and must be transferred no later than 6 weeks before the start of your stay.
  • For late bookings (within 6 weeks of the start date), the full amount (100% rental sum + deposit) must be paid within 8 days of reservation and before the start of the rental period.

Security Deposit:

  • The deposit primarily covers potential costs due to direct or indirect damage to the property or its contents.
  • It may also be used to settle electricity consumption and any claims arising from non-compliance with the rental terms.
  • If the deposit is insufficient to cover damages or excessive consumption, the owner may claim additional compensation.
  • The deposit cannot be considered part of the rental payment or advance.
  • The and will be deducted from the deposit.

Cancellation Policy

Cancellation by the Tenant:

  • The reservation is binding, and the tenant automatically agrees to the general rental conditions.
  • Within 10 days of reservation: An applies.
  • Non-payment of the deposit within 10 days is considered a cancellation.
  • Cancellation after 10 days but before 6 weeks of the rental period: The deposit is forfeited, and the owner may re-rent the property.
  • Cancellation less than 6 weeks before the rental period: The full rental amount (deposit + balance) is forfeited.

Cancellation by the Owner:

  • If the owner must cancel more than 6 weeks before the rental period, the deposit is refunded without further compensation.
  • If cancellation occurs within 6 weeks of the rental period, the paid rent and deposit are refunded + 20% compensation on top of the rental price.

Property & Pool Rules

Cleaning:

  • The property must be left tidy and swept clean.
  • No dirty dishes may be left behind.
  • Washing machine, fridge, and trash bins must be empty and clean.
  • Barbecue must be fully cleaned after use; charcoal ashes must be disposed of.
  • Household waste, glass, and paper must be removed.
  • An (by a professional company) will be charged if necessary and deducted from the deposit.

Pool:

  • The pool complies with and is equipped with an alarm for child safety (must be used at all times, including at night).
  • Children without a must be supervised by an adult with a swimming diploma.
  • The owner cannot be held liable for accidents.
  • The pool is maintained by a professional and will be delivered with clear water according to health regulations.
  • Discoloration due to weather, excessive sunscreen, or external factors is not the owner’s responsibility, though efforts will be made to resolve issues if reported promptly.

Check-In/Check-Out:

  • Check-in: From 4:00 PM
  • Check-out: Before 9:30 AM
  • Keys must be collected and returned as instructed.
  • Lost keys must be reported immediately and returned express and registered.

Smoking & Pets:

  • The property is non-smoking; smoking is allowed outside, with butts disposed of properly.
  • Pets are not allowed unless prior approval is granted.

Noise & Visitors:

  • Quiet hours must be respected; no loud noise after 10:00 PM.
  • No subletting or overcrowding is permitted.
  • Visitors must comply with the rental terms.

Damage & Maintenance:

  • Any damage or breakage must be reported immediately.
  • No items that could clog drains (e.g., bleach, "Eau de Javel," or unclogging products) may be used.
  • Barbecues are allowed only with the provided equipment and must have a bucket of water nearby.

Liability:

  • The owner cannot be held liable for accidents on the property.
  • Complaints must be reported within 24 hours of arrival.
